Do I need a buyer's agent to purchase a home?
Working with a buyer’s agent gives you dedicated representation, market expertise, and negotiation support throughout your transaction. Compensation for buyer’s agents is now negotiated directly between you and your agent in a written agreement before touring homes. In many cases, the seller still offers to pay some or all of the buyer broker commission as an incentive to attract offers, which can reduce or eliminate your out-of-pocket cost, but this is negotiated on a case-by-case basis rather than guaranteed. In my time as an agent, I have not had to collect a buyer broker fee directly from a buyer. I’ll walk you through exactly how compensation works before we begin working together, so there are no surprises.
What is a buyer broker agreement, and do I have to sign one?
Washington requires buyers to sign a written agreement before touring homes or land with an agent. My standard agreement has at least a 90-day term, and if we’re not the right fit, it can be terminated. I remain the agent of record for any listing I assisted with during that period.
How do I know what my home is worth?
I provide a comparative market analysis (CMA) based on recent sales, current inventory, and local trends specific to your neighborhood to help price your home competitively.
